I Built This Because I Needed It

I remember spending 2 hours late at night analyzing a rental property that seemed perfect. Great cap rate. Strong cash flow projections. I was ready to buy.

The numbers came from a turnkey operator's pro forma. Professional-looking spreadsheet. Detailed projections. It looked solid.

But it was built to sell me, not inform me.

Their vacancy assumption: 5%. Their annual rent increase: 5%.

The actual vacancy average for that area? 12%. Annual rent increase was 1-2%.

Those two numbers completely changed the deal. What looked like positive cash flow was break-even at best.
