Creating an account is free and no credit card is required. You can use our free calculators right away. You only add a payment method when you want to run a full property analysis (Starting Investor, $3.99 each) or subscribe (Busy or Active Investor).

Access to the platform and your chosen plan: Starting Investor (pay $3.99 per analysis), Busy ($39.99/mo annual or $49.99/mo monthly, 15 tokens, AI Assistant, off-market lists), or Active ($74.99/mo annual or $99.99/mo monthly, 50 tokens roll over, advanced features).
One token = one full property analysis (comps, census data, AI Assistant). Pay-as-you-go is $3.99 per token; subscriptions include a set number of tokens per month that roll over.

Starting Investor: Tokens never expire. Use them next week, next month, or next year. Busy & Active: Unused tokens roll over every month while you're subscribed. After cancellation, you keep unused subscription tokens for 90 days.

The AI Assistant explains your property data and answers analytical questions. On Busy and Active plans it also searches the web in real-time for current market conditions, employer changes, and development news that could affect your investment. When you ask the AI Assistant a question, it can search the internet in real-time for current information—news articles, development announcements, employer changes, etc. It then synthesizes what it finds and explains how it affects your investment decision. Example: You ask about rising vacancy rates. The AI Assistant searches and finds news about major employer layoffs, explains the connection, and suggests how to adjust your projections.

Temelios helps you analyze data, understand comps and market trends, and ask better questions—so you can have more informed conversations with your advisors and make decisions that fit your situation.
The AI Assistant explains your property and market data in plain language, so you can learn what matters (e.g. cap rate, cash flow, vacancy) without prior experience. You can ask follow-up questions, get context on census and comps, and use live web research (Busy/Active) to understand current market conditions. It's like having a knowledgeable analyst walking you through each analysis so you build confidence and avoid costly assumptions.
Building basic off-market lists is free. Tokens are required when you build lists using criteria such as investor-owned properties, properties with liens (tax, mechanic's, judgment), high equity situations (50%+), auction properties, pre-foreclosure, absentee owners, and similar filters. You also use tokens when you run a full property analysis (comps, census data, AI) on a specific property from your list.

The data is professional-grade. We just price it for individual investors.
